HouseBrief — Privacy Policy

1. Who we are

HouseBrief is a submission intake app operated by a private home-buying company (the "Acquisition Entity") and its affiliates. We are a principal buyer. We are not a real estate broker, agent, licensee, intermediary, or fiduciary. We do not represent buyers or sellers.

Information we may obtain from public sources: Once you submit a property, we may pull public records (county tax records, GIS data, deed filings, MLS historical data only where permitted, approximate valuation data) to evaluate the submission. These sources are not combined with your PII to build a marketing profile — they are used strictly to evaluate the property.

We do not request or collect: precise device location, microphone input, contacts, calendar, Apple Health, advertising identifiers, or data for behavioral advertising.

4. AI-assisted review

We use Anthropic's Claude model, accessed via API, to help our internal team summarize and score submissions. When we run this analysis, we send the text of your submission to Anthropic's API. Per Anthropic's commercial API terms, that data is not used to train Anthropic's models. We do not send photos or uploaded documents to Claude.

5. Who we share information with

We do not sell personal information. We do not share personal information for cross-context behavioral advertising. We do not rent or trade your information.

6. Retention

Submission records (including photos and documents) are retained for the longer of: (a) the duration of any active or completed transaction plus any applicable tax, fair-housing, or real-estate recordkeeping period; or (b) seven years, which is standard for financial and real-estate records. If a submission does not result in a contract, we will retain the submission in an audit-only form but will honor deletion or anonymization requests on the schedule described below.

8. Notifications

If you enable push notifications, we send generic alerts (for example: "We have a quick follow-up on your property submission"). Notification payloads never contain your property address or any financial amount. You can disable notifications at any time in iOS Settings.

9. Security

Data in transit is encrypted via TLS. Uploaded photos and documents are stored with at-rest AES-256 encryption. Access to submissions is limited to authorized personnel and is audit-logged. We apply the principle of least privilege across our systems.

10. Children

HouseBrief is not intended for use by anyone under 18. We do not knowingly collect personal information from children.

11. International users

HouseBrief is available only to users in the United States and is intended only for properties located in the United States.

12. Data brokers and "Do Not Sell"

We are not a data broker under California or other applicable state law. We do not sell personal information. Even so, if you would like a written confirmation of this fact for your records, email privacy@medbillresolve.com.

13. Changes to this Policy

If we change this Policy in a material way, we will notify you through the app and update the Effective date above. Continued use after a change means you accept the updated Policy.

This document was drafted in good faith using common U.S. consumer-privacy, CCPA / CPRA, and iBuyer / we-buy-houses privacy-policy patterns. It has not been reviewed by licensed privacy counsel. Before processing a single real submission, the Acquisition Entity must have this Policy reviewed by counsel familiar with CCPA, CPRA, the Virginia CDPA, the Colorado CPA, and any other state privacy law relevant to its launch states.
